SBI Aurum for Rent

Hey All,
I have been using SBI Aurum to pay rent and wanted to share a crisp review for same:
Joining fee : INR 11800 with tax
Renewal fees: INR 11800 with tax
My rent : INR 100000/month

Rewards on SBI Aurum:
  1. Reward Rate : 1%
  2. Milestone Benefit: INR 1500 TataCliq voucher per month on spending more than 1 lakh per month
  3. Membership: Marriot SE Asia membership (Not very use-full for me)
  4. BMS 250/- off per ticket upto 4 tickets in a month. (Better than usual Bogo offers if you are going with more than 1 guest)
  5. Spa: 1 complimentary Spa on Most Tier 1 and Tier 2 airports in India
  6. Unlimited International lounge visits with dreamfolks
  7. 4/quater domestic lounge visit. (This could have been better)
  8. Post spending 12L in a year Annual fees is waived off
  9. On Spending 15L in a year you will get 10k taj voucher
  10. On Spending 20L in a year your will get 20k Apple voucher

Pros:
  1. Great Reward Redemption option with Amazon pay and flipkart voucher, previous to Aurum i was using SC Ultimate reward redemption options were very limited hence moved out of it
  2. Overall Reward Rate comes out to be 3% for spend of 15L in a year which is great considering 12l out of this is rent
  3. Service charge on paying rent is a basic INR 99, as compared to 1% on SC Ultimate which was coming to be INR 1000
  4. Look and feel of card is great
Cons:
  1. Not the best concierge
  2. Milestone vouchers are pretty delayed
  3. Milestone vouchers have 6 month expiry

Total cost for First year: INR 11800
Returns on spending 15 Lakh: INR 40000 (10000 taj Voucher +18000 Monthly Mile stone + 2000 1% reward rate + 10000 welcome benefit)
Returns on spending 20 Lakh: INR 60000 (10000 taj Voucher +18000 Monthly Mile stone + 2000 1% reward rate + 10000 welcome benefit+ 20000 Apple Voucher)

Will share my experience on Marriot Bonvoy Gold Tier benefits and AMEX lounge in Mumbai on separate threads.
Other than this I also own Axis Magnus, HDFC Infinia , Amex Plat Travel, Axis Atlas, SC Ultimate, HDFC Regalia , ICICI Sapphirio , IDFC First Wealth, will keep posting my experiences on all of these cards throughout this month.

Redemption catalog is bad for SC ultimate, also Charges on rent is very high 1%, after paying 1% to portal effective benefit on SC Ultimate is 0
 
Update on the thread I spoke with SBI team, they are still considering rental payment for milestones. Have stopped considering it for reward point accrual.
I feel still SBI Aurum is the best option for rent, no other card is giving net 1.5% reward rate post deduction of surcharge and platform fees
 
Max total gain on Aurum is 4.15% for 20 L spends (83,000)
20000 (basic), 5+10+20 (milestone), 18K (monthly milestone) and 10 K waiver
